I feel bad for the people who purchased my two homes. Sight unseen, for $350k & $400k more than I paid each. Purchased October 2019 and sold March of this year. 🤷♂️ And no I never thought I would sell but I'm no dumby and took the opportunity... went into a rental.

I feel bad for anyone who didn't properly account for huge tax increases and insurance costs. I use to pay $1200ish for insurance in Florida. Then $2200, then $3300 and latest is $8800. I think people are in way over their heads.

Imagine buying right now, locked in at 5.5%+ and pay 30%+ over real home value. Either wait this out now or deal with bad credit for 7 years when you have to walk away from your home.

If you're a new home builder buyer, I'd be worried about where they will cut corners as the market puts the squeeze on them. Inspections are a must.

Florida is finally seeing a slow down. Ideal homes that are priced right are sitting. I'm watching a few for reference... I'm watching pricing and waiting on price reductions. 6 months ago the same home would be sold in 2 weeks with a few offers. The rising price of everything is finally catching up. Most can do high cost of living OR high interest rates, not both. The covid money is getting absorbed by general cost of living - groceries, insurance, utilities etc.

Starting to really see homes sit in east Florida. Most are still overpriced to begin with but sellers are stubborn and annoyed they missed out on prime time. They will need to drop their prices. There are a few homes that would work for us but a little too much compromise. We will wait. Once we get past this phase of pissed off sellers, homes will be priced accordingly.

Travis pumpin out the vids!! Almost all homes in my area have been sitting. Still the top 5% quality homes are selling. Problem are realtors. They continue to give sellers false hope. I made an offer on a home that was 150k under their asking and a realistic selling price. They wouldn't budget on price.

Its in their best interest for the housing market to do well. Their numbers have always been way too generous in their favor. I haven't trusted anything they said for a while now. Look at their stocks... talk about crash... lol.

Hardest thing is to sit back and wait for the dust to settle. We are hoping to score a bigger family home. Sold out smaller homes for crazy profits. Now we sit in a rental watching the circus. Don't want to be 30% upside down in 1-2 years.

The low interest rate and the fact that it was talked about 24/7 kind of caused a housing craze. FOMO. Now we are on the other side. Talking about how bad things are, will scare people from buying ultimately making a good buyers market.

Sadly all the loan guys by me say... "just buy and refinance later". Sadly many people will for that. Upside down on a house and stuck with a 6%+ rate. Yikes.

My town has outlawed short term rentals. Mainly because the short termers caused nothing but problems. I know hawaii is going through some crazy changes. 6 month minimum I think.

During covid 85% of people applying for a mortgage were at 35%+ DTI. In other words they couldn't afford new rates at $700+ extra. Interesting.

Zillow has become a joke. Their attempts of manipulating the market in their favor has only ruined their reputation moving forward. Double fail. This is why you need to get the real data yourself and do your own analysis. And they also screwed over the same people who supported them - realtors / lenders. Greed. Little piggies.

On Sept 16 I offered 15% less than asking. I didn't even get a counter. My realtor said we were a few months away from that type of market. The home never sold and eventually got taken off the market. It's crazy to hear you're dealing with something similar - nearly 5 months later. Patience is key. In the end I scored a much better home with much better long term value.

About 6 price drops today in my area (East coast of florida) for the type of home I'm after. I have a realtor buddy all the way in Hawaii who also confirmed the swing from sellers to buyers is progressing. Slow but steady...

Life is so much easier when you're not worried about that paycheck every payday. Always plan for worst case scenario. If your other half works, make sure they can support all the bills if anything happens. Don't let a company hang a pay check over your head and turn you into a puppet.

Central/East coast Florida... ideal homes are still moving quickly but no crazy bidding wars. Usually they are accepting the best term full price offers. Rest of the homes are sitting 20+ days and most of those homes have multiple price drops. I even saw a buyer credit of $30k at closing.... a sign of seller FOMO. We are looking for a perfect 5/3 3500 square feet in very small pocket of about 5000 homes. Current prices are 1.2-1.6.... in 2019 prices were almost half that.
