Central/East coast Florida... ideal homes are still moving quickly but no crazy bidding wars. Usually they are accepting the best term full price offers. Rest of the homes are sitting 20+ days and most of those homes have multiple price drops. I even saw a buyer credit of $30k at closing.... a sign of seller FOMO. We are looking for a perfect 5/3 3500 square feet in very small pocket of about 5000 homes. Current prices are 1.2-1.6.... in 2019 prices were almost half that.

@florentlesperance999 One of my concerns as well. Just keep paying rent early and be a good tenant. The devil you know is better than the devil you don't lol.

@realestatemindset To give you an idea how crazy it was... here is an example of an amazing home. $875k asking. I did a 1.050 cash offer and thought for sure I had it. Well.... not even close. 155 Bayshore Dr, Melbourne Beach, FL 32951

@politicrackedpodcast9868 Well you sell your home and cash out first before going into a rental lol. Sold two homes which I had for 2 years and made $325k+ each for doing nothing!

@politicrackedpodcast9868 Just got lucky. But with 4 kids needed a bigger home so might as well cash out now. I don't care about rates, more worried about home prices. Rates always come back down and you can refinance. But being 30% upside down on your home with a mortgage means you're scroodled.
