@HubertGeorge π€£ believe it our not my posture is intentional. Odvisouly I can't make everyone happy, but I always want to show a none aggressive posture. Especially when interviewing. It's a technique I learned from Joe Rogan.

@msadventure49 Sorry, man. That's the first time I recorded in hurricane winds. I should have trusted the audio. I'll do better next time. Thank you for the constructive criticism, I will take it and improve.

β@user-xu4ll3qe9v Thank you! It was such a pleasure filming with Michael. It's rare to meet people who have as much humility and empathy as Michael. My only regret is not wearing sun screen.

Hello Anon!

I never said I'm making a ton of money, although I have 3 young children so I have to. Long story short I don't want to purchase real estate inside the bubble. Getting trapped upside down in equity can potentially lead to foreclosure. I converted my primary residence into a rental and instead of buying (fall 2021) I choose to rent and sit out. I hate wasting the money in rent but I'm not willing to risk purchasing an additional property.

π€£Bro I love this video. Absolutely BONKERS. Solid work man. ππ

You know what's interesting? I went back to the 70s and 80s, and the yields did not un-invert. We entered those recessions while still inverted. It's interesting because they were fighting inflation back then also. Every recession after we did re-invert and then bam recession. The average time of inversion to recession is 15 months. I think we just passed 13 months currently. Specifically, I'm talking about the 2 and the 10.

@johnnifly I got a chin made of steal but I find your sarcasm clever and humorous at least when you switch it up some lol

1st!!!?

@noflexzone2.055 dude I wish. I'D take them land based shark fishing after. Miami has some true dinasours swimming around.

@kevynwagner1 my skills to coach, mentor, instruct, public speak and hold events is extremely valuable. In many ways my job is to help loan officers obtain more business and also instruct realtors how to get more business. Some weeks I'll meet 400 different professionals. My favorite topic to teach is actually how to "fight appraisal value" Such a cool job I stepped down into.

β@njerseydavid π No. Offer wasnt accepted, the seller got upset and removed the listing. Not a single day goes by where I don't look and hunt. My goals are in place, and I know what I'm looking for. Nothing in my market is penciling out. Wedge, cash flow, PRICE etc
2
Excellent video. Well done π

I understand your point. I hope you understood mine, which was how pricing works. Technically the higher the loan amount the less the 3% is needed and vise versa. High cost loan protection/restrictions always have a play on things.

@MichaelBordenaro geeeeeze dude. Some people just refuse to listen. Great video, solid insights through out π

Impressive guidelines for the self employed.

@simrdownmon6431 it's interesting to note and according to FRED the average price drop last time was actually 19% although my local market lost nearly 50%. I guess for me it's kind of easy. Better to "over react" and be safe, VS under react and potentially get wrecked. Good thing for me is my local market in Houston is already showing some pretty nice signs of negitive equity. Not YoY yet.

β@matl7560 I'll be back in the sattle tomorrow morning. I got sick and it knocked me on my butt. π
