 @HubertGeorge 🤣 believe it our not my posture is intentional. Odvisouly I can't make everyone happy, but I always want to show a none aggressive posture. Especially when interviewing. It's a technique I learned from Joe Rogan.

I never said I'm making a ton of money, although I have 3 young children so I have to. Long story short I don't want to purchase real estate inside the bubble. Getting trapped upside down in equity can potentially lead to foreclosure. I converted my primary residence into a rental and instead of buying (fall 2021) I choose to rent and sit out. I hate wasting the money in rent but I'm not willing to risk purchasing an additional property.

 @kevynwagner1 my skills to coach, mentor, instruct, public speak and hold events is extremely valuable. In many ways my job is to help loan officers obtain more business and also instruct realtors how to get more business. Some weeks I'll meet 400 different professionals. My favorite topic to teach is actually how to "fight appraisal value" Such a cool job I stepped down into.

I understand your point. I hope you understood mine, which was how pricing works. Technically the higher the loan amount the less the 3% is needed and vise versa. High cost loan protection/restrictions always have a play on things.

 @simrdownmon6431 it's interesting to note and according to FRED the average price drop last time was actually 19% although my local market lost nearly 50%. I guess for me it's kind of easy. Better to "over react" and be safe, VS under react and potentially get wrecked. Good thing for me is my local market in Houston is already showing some pretty nice signs of negitive equity. Not YoY yet.
