  1. I think you miss a other benefit. If you have a shop or even a shop and let say a barbershop directly with in a walkable/cycle area you create a community hub. people will be drawn to go there even just to have a chat with there friends, family or even (semi) acquaintance. It creates a place to be social with in your area.
