i don't know why it is but here in Bloomington, Indiana/mini Manhattan a huge number of new apartments geared toward college students have been built and more buildings are on the way. For some reason many new buildings around here are required to have retail space on the ground floor yet there are buildings who ground floors have been empty for years now. I don't understand how it all works but even I can tell that eventually there will be too many apartments. May take a while: I was told that if you have around 30% occupancy here you can still get by but maybe that's because of the outrageous rents. That and something about taxes and selling a building after only a few years. Too we're moving toward a time when there will be fewer college students because of people having fewer children. Looks like we're moving to a time of lots of empty apartments and/or subsidized housing.
