  1. You have to also consider the opportunity cost of buying a home: I rather invest available income in the stock market than paying a mortgage. The returns are higher, much more liquid and not tied to where I live. Also investment transaction cost are virtually zero today, whereas a real estate transaction will cost about 12%. And let's not forget that buildings do degrade over time.
