What is right, is right. Can you eat a lot of fat and still be healthy, yes but its more complex than that. I am an M.D., but a radiologist so I have no stake in this.   6. Hard disagree. Women from poor countries who are God fearing treat you vastly vastly different than any woman raised in the West. They don't take advantage of you, they put in more effort than you do and they are thanking you profusely when you spend a couple of dollars on them. My Filipina girlfriend massages me for one hour every night even when she's dead tired, she does things to make me happy and comfy at the expense of her own health and she has been doing it for years.

  11. I have seen these statistics and its 100% accurate, EXCEPT military physicians. I am a military radiologist with a net worth of $1.2M at age 32. No debt (they payed), and got payed well during med school and residency. I bought real estate in an appreciating area that produced income and profit. My specialty pays only $210K in the military, but >$500K as civilian. People say military is a worse deal. It is, if you aren't smart with your money. You get a 10 year head start on your civilian counterparts! Invest early and wisely :) Good video, applicable for civilian docs only! ;)

A collorary or simpler example.. if you look at the longest lived populations, they ALL had one thing in common: a diet very high in carbs (>80% of calories), as well as high veg and fruit comsumption.

I walk everywhere, take public transportation, eat 50 cent tacos in Mexico, and pretty much live the same way I did in my early twenties now that I'm in my mid-to-late thirties. I own a lot of income-producing real estate so it's income covers my living expenses several times over. We may see a small correction here and there but houses aren't going down 30% any time soon and I've been saying this for five years. I heard that after you live in Japan for 5 years, your U.S. real estate is potentially taxable, or inherited, in Japan. Something of the sort. Can anyone comment on this? Similar in China? Who am I to complain, I'm just a messenger. By their own admission, extensive surveys have shown that American women were happiest in the 1950s and 1960s, and were much happier than men at that time. I have not paid any taxes on my real estate income, legally by the way, since I started investing in 2012. With equities, you're either stuck not being able to touch the money until your 65 or pay taxes and penalties on it. And a 1.8% dividend is a joke. My average real estate property pays me 12 - 14% in just cash flow (not counting all the other profit centers of Real Estate) consistently, many a lot more.

The people who are just poor closer to the city have all of those fast food restaurants that serve fried food, sodas, etc. they are the ones who are obese, although not as obese as Americans. However the very poor and destitute Filipinos who live in the province have virtually zero obesity because they subsist on a diet of rice and various fish, with very little snacks sodas and fast food.

I absolutely spend more time on the rentals that I have a property manager, namely managing the property manager and arguing certain repair bills that they overcharged me for. The rentals that I self-manage I spend less than 2 hours every quarter on. Whereas the ones were the property manager is like a part-time job. Once you actually start doing this you'll see what I mean. The only major exception to this is if you have large apartments like 100 units plus with a property manager then of course things are different.

My father is trying to pressure me to get married, which I can't imagine doing in New Jersey. I love my life, I am a medical doctor and run a real estate business and travel internationally six times per year or more. I would actually be fine with having a family in a Western country as long as all of my assets before the marriage were protected.

Bought a condo on the beach and started my residency (military salary $100K). All I did was read mystery method and decided I would start getting women. I slept with more than 180 women in the next 5 years. By 2016 my net worth was still <$250K. As I became a millionaire and beyond, I became more conservative and that translated to less patience with women and maybe even slower physical escalation. Also when you have something to lose you're kinda not interested in women for the sake of upping your notch count. Since 2016 for me it's been 5-10 new women a year with minimal effort.

There is value to this. 2) Lets you lounge around until you realize last minute you want to be a doctor (this is me). This has payed dividends. 3) Easier to meet more people in a shorter amount of time. This can be a pro or con, but I think its overall a bit of an advantage. 4) Gives SOME people direction, and buys them time. 5) A lot of jobs requiring certain degrees are less likely to be automated than those not requiring degrees. College cost me $7K per year and I commuted all 4 years. If I lived on campus, I probably wouldn't have the gpa to get into medical school. ymmv

She wants me to move to Taiwan in the future so he can spend her parents money on me. 3rd - Is a younger girl I met while he she was doing work study in Alaska. Shes 21 years old and from rural Xinjiang province. We have traveled together in Osaka and in China, she paid for 80% of all expenses, even though I am a doctor and obviously earn more than her. Set the right frame early on gents. I moved out of the continental U.S. since 2011, and I never looked back. I have a bit of money, not a lot, but I don't spend it on women. I give women excitement and sex, and they give me sex and money in return. All this nonsense I hear about Western women on the youtubes, is totally foreign to me. Every single time I fly in Asiana and Philippine airlines in the lowest of the lowest economy class I get three meals (two full meals and a sandwich in the middle) and several hot or cold towels on a single 6- 10 hours flight. The videos of the so-called business class I've seen on US-based carriers didn't even have that.

So is the entire market makes no sense, there is no entire market people invest in different things. Are you talking about self storage facilities in phoenix? Senior living in fort lauderdale? Midwest Indianapolis workforce multifamily housing? Things like atms, mobile home parks, and self storage facilities do better in times of hardship and economic recessions. You are bad at cherry picking. Most of her investors invested in 2020, 2021, and 2022 and statistically you're likely to be one of those investors and you are down huge, while others got rich around you.

You still have your own money in Tesla and ARKK whereas I don't have any money in my rental properties yet they are still printing money into my checking account every month. So your comparison is unfair because I don't even have 10K into these deals while they have made me six to seven figures in equity.

I paid 287, 148.5, and 234 for the condos. Obviously this wasn't my money the mortgage lender put up most of the purchase price, the 148.5 property I bought all cash, partially paid with a 0% loan from my dad, but as I've stated I have cash out refinanced all of that money and then some so I have $0 in all the deals and my return on investment/CAGR is infinity. Those condos combined are now worth well over $1.3M, I have less than 50% loan to value across all three properties so that's ~$700k in equity, let me remind you it's not from $10K because I have $0 of my money in those properties today.

Here's why: you pay the mortgage, taxes, insurance, you clean the garage, cut the grass, etc. In an investment, the tenant pays for those things, hence it being an investment :) If you pay down your own mortgage, its not an investment. Your business income (tenants) pay for that in an investment. I rent the place I live in for less than 10% of my income. I have rentals with gross rents more than double the rent I pay. Works for me. Honolulu condos have appreciated 9% per year, I still didn't consider mine an investment when I lived it in. It was a place to house me and my bad habits ;)

Tenants can leave the property whether they are month-to-month or have a 2-year lease, technically their breach of contract but you're not going to come after them because most of the time they have no money and secondly once you re-rent it you cannot take any money from them.

It's not enough to change the very fabric and trajectory of the planetary forces that contribute to ice ages and heat ages. Please go back to CNN and continue to nod your head while you listen intently. Humans will be long gone and the Earth will do what it's always done. There has been times in the past where the carbon dioxide level has been increasing at 30 times the rate of now and yet we saw a significant cooling of the earth. Conversely we have seen CO2 levels on a downward trajectory yet the Earth significantly heats up in the past. How do you explain these two phenomena? There is no correlation to any of the human activity, carbon levels, to the temperature of the earth. You can poke holes in that argument all day if you just look back at fossil records and past geological ages.

Humans have been around such a short time and they will die out even faster. It's simple narcissism to think that human-induced activity could change the very fabric of climate forces over millions of years. You are nothing, not even an ant and the rats and cockroaches will be around a lot longer after us.

The banks could take away these properties from me anytime (they won't), and I still wouldn't care because I already made out like a bandit.
