Large corporations (and wll street) have had over 100 years to take over the residential real estate sector yet they have always chosen not to. I theorize that it is because the money is too slow and the hassle too high. Recently, due to ridiculously low interest rates, it seems like they felt that they had no other choice but to expand into that market. I am still highly skeptical, though. I think they are going to eat each other alive and be forced to exit the business in due course. There are already A TON of available rentals in San Antonio. A veritable sea of options for anyone wanting to rent there.

@DeflatedMan I think it's far worse than them not understanding the market, it's that the CRAZY covid-policy-derived distortions that created a whole lot of false market signals. I think there's going to be a whole lot of "oops, those numbers didn't pan out" conversations in board rooms very soon. Or maybe their numbers did make sense, in isolation, but they didn't take into account all the other people who were going to be gunning for that same piece of the pie. Classic credit bubble behavior.
