Tennessee is still hot, still getting migrants. Texas and Florida however are cooling really fast, because the migration ended but the builders kept building.

1995 and 2011, extremely affordable, it's a 16 year cycle.

Overlay a house price chart from 2005-2010 with the Fed funds rate. You'll see that the Fed was SLASHING rates during the entire crash. So rates don't matter if/when people are losing their jobs at a fast rate.

@JimFriend-iw3ev Very, very few places overtook their May/June 2022 peaks. Those that did are often in the Midwest where homes used to cost peanuts and now they cost peanuts + 10%. Don't believe me, just google Fred MSPUS.

Well, there's a place that Travis talks about called Tavola West where they are currently offering brand new Two story 3 bedroom, 2 bath homes for $195,000. Rinky-dink to be sure, but still a very livable house. That's basically construction cost, so I guess you can call that a "deal". It can, and probably will, drop BELOW cost at some point, but at that price point, most people should be able to survive that hit.

@journey2harmony_LLC Are you kidding? The aging Boomers are like twice as wealthy as other generations so they will more than offset migration, especially once Trump seals the border tight.

I would agree with this if we were at the bottom of the historical affordability sine wave...but we're at the peak (or very near). If, once all the easy money, bad credit and government shenanigans have been shaken out of the system, an area is still unaffordable to you, then absolutely, drive until you qualify or pack up the family and start all over in a place you can actually afford.
