  1. I think it's a good rule to never listen to anybody who's income relies on Real Estate when it comes to macroeconomics. They are usually clueless and always biased.

  2. Yes, but mortgage rates hovering around 5% for two years (as is likely) are enough to return the market to 2019 pricing levels (or pretty close) all by themselves. Heck just the pulled-forward demand effect is enough to shave 15% off the current pricing.

  3. Crazy but definitely cooling down. Pick a few neighborhoods then go on redfin and flip back and forth between the active (green) and sold (blue) houses. Use the 1 month sold filter. You'll see that the only houses moving are the ones that took less money.
