  1. I would say most but not "all" of the appreciation is fake. Because Biden really has allowed millions of additional people into the country...and they need housing too which means they are causing upward price pressure on all housing. Plus, despite what they say, Biden has allowed at least a million Ukrainians in. I can't leave my home in California anymore without hearing Ukrainians speaking (Not anti Ukrainian, just hate being lied to). So while I agree that most of the covid era appreciation (80%?) is speculative and unsustainable, the increased demand from Biden's immigration is real and should be acknowledged in my view.
