  1. The tired narrative of the 70's/80's "non-crash" actually has far less merit than people realize. I remember the time well and people conveniently forget that, unlike today, there was a massive income-generating phenomenon going on in the background...women were still very much entering the workforce en masse. In fact, it was probably all a chicken-and-the-egg scenario if you really think about it (what came first, the "mighty" dual income households or the "sudden" price spikes?...they probably both fed off of each other). Even in the early 80's, many of my aunts were still homemakers, but no way as that the case by 1990. So, do young people today have an "easy" way to boost household incomes by 75% overnight, thereby rebalancing the housing market at a sustainably higher level?. Of course not, that's why that period of time will never be a good analog to today's covid bubble.
