  1. The timing of this is kind of interesting as my dad is hoping to close on a piece of property in the next couple weeks. Coincidentally, the hold up is over a stretch of railroad property that had been deeded to the previous owner in a quit claim deed and the escrow company/title insurer didn't want to proceed without the rest of the documentation. I can't blame them, having to fix a problem with the title if somebody comes out and contests it can be extremely expensive.
