@jollyandwaylo Yes, it's their job to fix it if it happens. And they'll do that by cutting a check, sending an attorney or whatever other legal means may be required. Despite what it may seem, these cases are still unusual enough that the title insurance companies are in no danger of going out of business paying when it needs to be paid.

@musictosoothe No, their job is to fix the problems if they arise by writing checks and sending lawyers. They're just insuring that the title is what it should be.
