  2. housing market will not crash as long as there is a large enough population to sustain the market. you want lower housing prices you would need to erase at least 1/3 of the population instantly because if you are banking on them building more housing to actally accommodate everyone and to lower the pricing... forget about it. any new builds are definitely not going to be a place you would want to live in anyways.

  4. population is still going up. so it will just absorb all of hte boomer real estate. it wouldn't only be good for the existing people like millennails and later is if population is flat and boomoers vanish. then you will see mor supply

  5. evebn the big news outlets are reporting that 3/4 homes purchased .... are not going to first time home buyers.
