  1. i read ray kroc only did the real estate model after meeting harry sonneborn who was a executive at tastee freeze he is the one that set it up for him. the original deal ray kroc had with the mcdonald brothers was $950.00 franchise fee one time that ray pockets and 1.9% of franchisee gross sales which the brothers get 0.50% now if ray did his homework better at the time he should've come to the realization that the percentage of gross sales is too small and that he's giving the brothers way too much if in some other universe it was $950.00 franchise fee that ray pockets and say 4% to 12% of the franchisee's gross revenue and kicks 0.50 percent back to the brothers than ray wouldn't have had to do the real estate thing. because in the end it was collect rent or percentage of gross sales whichever was greater... so ray was really desperate at the time to do such a deal with the brothers. ray begged the brothers to be their franchise agent which the brothers were like whatever.
