Mar-a-Lago got tax breaks in the early 2000s for restrictions like not being able to divide up the property and not building homes on it. That also lowered its market value. Trump paid a little more than $500K a year in property tax for Mar-a-Lago based on an assessed value of $26.6 million. If Mar-a-Lago had been assessed at $1 billion, then Trump would pay around $10 million a year in property tax for it.
