Commission rates are absurd and very much the result of a captive customer base. I bought my first home FSBO (great for all concerned as the seller maid more money with a lower income tax hit due to not getting a large lump sum) and it was also invisible on credit checks which is exactly what I wanted. I only buy what I can EASILY afford (be ruthless and self-disciplined when it comes to money) so that was no problem and I later financed my current home conventionally as FSBO was not an option for that one. Both are long paid off.
