@MrErizid You don't need to be "rich" to build a small home. Nobody NEEDS a McMansion and small affordable homes are easy to have built when you own the land. I don't care what 90% of other people do because most people are silly. I bought ag-zoned acreage with run-down old buildings on it (were it bare I'd have placed a workshop and lived in that like my uncle did while he build his dream home) then built what I wanted at the pace I wanted. This is surprisingly common in areas where people don't choose to be helpless for life.

@JMPCARREPAIRS Who doesn't really have a choice? Not liking the options is not the same thing. The US is enormous so I chose to live where I can do what I want as do millions of others including my dirt poor bros. Cities are bad because they're expensive so I don't live in one. (Taxes and overhead mean if I made twice my income it still wouldn't go as far.) Coastal areas are expensive, get destroyed by storms and storm surge, and for those reasons are unwise retirement locations (as Floridians are finding out) so I don't live on one. I learned from my poorbros who own their modest homes free and clear on very low incomes. For example one is crippled from two car accidents (he was legally stopped at intersections and got rammed both times). He lives on disability but that didn't stop him. He saved and bought a few acres no one else wanted then placed a cheap, beat used singlewide he proceeded to fix up by himself. Then he added a second joined to it. It was paid off as he went, he owes nothing and his overhead is (cheap) property tax and electricity (cheap since he heats with wood. This is VERY common but no one seems to make videos about it.

They can't steal your money if you refuse to follow the silly herd and live in an HOA hood. If YOU do not have full control of your home and the land it is on, it's not really yours. HOA are COMPLETELY VOLUNTARY CONTRACTS freely entered, but most people resent doing their homework because they are silly. Business transactions are no place for silly. I will not live in a development with or without an HOA. I reduse to "own" in an apartment or condo which relies on other people to maintain or not. I would never take adjustable rate mortgages. There is more but you get the idea. It's easy not to make stupid choices but does require not being too lazy to learn how things work. Your wallet, your call.

HOA are freely entered contracts between legal adults and do work for some. Here's a better idea requiring no legal changes: I suggest people stop being stupid and stop buying into developments with or without HOA. Leave that for the dummies!
