Then you had better know how to be highly self-sufficient and have source of revenue and have a reasonable retirement strategy. When the people who lived there for generations bail that's generally a hint an area is untenable. There is a considerable amount of cheap land much closer to the east coast that's obtainable but one needs more than cheap land to self-sustain.

Areas depending on agriculture fade due to efficient farming not needing laborers. Tobacco kills more Americans than crime, contagion and war so use reduction is a national good but a local economic problem. Agrarian areas that never invested in economic diversity don't attract knowledge industries the way the RTP area does. BTW many of the old structures you see looked the same decades ago. The rural areas really did peak around 1960.
