  1. New furniture is trash so I hunted quality used furniture for much less money. BTW this works even better when you buy in/from a region where the style you like is unfashionable, like Danish Modern outside wealthy urban areas. Most people don't know their options and just follow the herd as if the herd were smarter than they are.

  2.  @hhjhj393  I'd post requests on social media to find FSBO sales. My first home which I still own was FSBO which was great because it doesn't show up on a credit check leaving me able to buy my second home while paying off the first. I looked for minimum five acres and agricultural zoning with no or few renters and farm houses good enough to renovate (doing all your own work saves tons of money so my wife and I did).
