Everything you said is true. There is another reason rent goes up… But first, the reason the government has to sell visas is to fund the aged pension. Australia’s current taxation system isn’t sustainable if Australia was to have an aging population. The solution we would be to remove many tax exemptions and even asset test the “family home” - so that retirees may need to downsize before they could access their pension. All of these areas are politically very hard to address. Australians say that want more housing supply. An issue is that often people don’t want this additional supply next to their place. I can understand that someone may not want a house demolished (and trees removed) to make room for apartments. They don’t want appartments blocking light onto their garage. They don’t want additional demand for street parking and additional traffic.
