I can't understand an owner who would sign a sales agreement without a cancellation fee. I really don't have a problem with wholesalers as long as there's a time limit and cancellation fee.

If you say so, but you sure wouldn't be selling my house. If you make me sign a binding contract ON ME not to sell, it will cost you something if you don't find a buyer. Why would I take all the risk of the house not selling within your "due diligence" period with no earnest money or no cancellation fee? It's capitalism, and I'm all for people buying and selling as they see fit, but I'll be darned if you'd have anything on my house without skin in the game.
