I moved from CO to NH and bought a bunch of properties. Move to another affordable state. Buy a home/building for yourself with 20% and invest the rest in multiples rental buildings.Just PLEASE don't vote in your new state for the same type of people that destroyed CA.

You have to explain to your tenants that if they don't pay rent, they will loose their roof because you will not be able to pay your mortgage and lose the building. The bank will sell it to an investor that will kick them out or raise the rent.

I recommend you to buy 1 Bitcoin and keep it on a key or cold storage (out of the block chaîne). Not on your phone bc phone are easy to hack. BITCOIN has a promissing future.

I would recommend you to move 1st and live in the state/city that you want to invest, get yourself a good RE agent at the new place, one that is relatively new in the business, because they are more motivated and also because they will not keep the good deals for themselves. You can also do a 1031 to avoid taxes if you made profit on your house over $500k (if you are married) but you have only 90 days to buy the new property in those conditions.

@athithpraba8754 It all depend if you live in a big city?, how much are you committed to built wealth and make sacrifices of your time? and if you have around you, adults that you can trust with dealing with money? You have probably many options, exp: Get yourself books from the library about dogs and then after learning the subject, offer your neighbors to walk their dogs. You can trade video games, sell stuff on the internet with the help of an adult, distribute news papers, shovel snow/mow the lawn, do detail and vacuum cars... You can start investing once you have the cash. Good luck.

"The road to hell is paved with good intentions" The homeless problem in CA is a mainly a direct result of Liberal policies of replacing US citizens with cheap labor from across the border, reducing income and also limiting new construction by imposing endless regulations with high cost to the builders. It is almost insane to try to do any business in CA.
