@trenton73 if you earned 5% commission, would you rather sell 5 properties for 100k each or 1 property for 500k? The number of buyers in the market is less important than the number of sales, which is less important than the value of sales. This is why the government doesn't really care how many properties there are for sale, or even being sold, but rather just the total value of sales. In simplistic terms the gov are earning commission. If the gov really cared about the housing crisis and home ownership, they could simply introduce a duty fee system similar to income tax brackets, ie higher end pay a higher percentage and even have a low end duty-free threshold for first home buyers... Thus taking more from the wealthy and less from the poor.. however that would not be good for the wealthy investors they've been milking for decades. What would be good for those wealthy investors? Increasing demand and keeping supply low... And would you look at that.. it's exactly what they're doing with record high immigration and the pathetic HAFF legislation, the fruits of which will, at best, arrive in 2 years!

@身不由己人在江湖-p2y ah yes, tenants using the protections enacted by the government was too big of a threat to landlords for them to sit by and allow this to go unanswered! I mean sure, during COVID mortgage repayments were frozen and landlords threatened to not make repayments because the government suggested they can get away with it. It's a good thing you made the wise choice of rejecting half of what you considered market price during a global pandemic and instead accepted zero of that very reasonable market price for months. Nobody threatens user-gv9zy4ki1x and gets away with it.. especially not that, as a doctor, tenant!! No siree, you sure showed them!
