  11. I think your logic is not quite right. If retirees are selling their bigger homes that they have tons of equity in. They can buy smaller homes for cash. There is no need for a new mortgage. Smaller homes are easier and cheaper to maintain.

However, if you ask a real estate agent about neighborhood crime rates or even whether or not a particular neighborhood is a “good place to live,” they won’t be able to give you an answer. This is because information about crime rates or the opinions on the safety of a neighborhood can be interpreted as references to race or ethnicity, both of which are protected under the Fair Housing Act. There are plenty of online resources you can search for the information you are looking for.

As of May 13, 2022 South Carolina is now one of more than three dozen states that exempt military retiree pay from taxation.   224. @ChrisYoung Hi Chris, The proposed Bill 4547 has died in the Legislature. Here is the reading according to the South Carolina Legislative Action Committee: "H 4547, Local Govt’s regulating vacation homes/short-term rentals. The SC LAC monitored this legislation for nuance as the bill intended to prevent state governing bodies from prohibiting properties use as short-term or vacation rentals. The bill did not discuss the ability of associations to do so. The bill died in committee. Status: Failed Sine Die" I have put the link to this document below. To address your question, now that this Bill has failed (for now) each municipality has and will continue to set their own rules and regulations regarding STR. So within any given county, there maybe several different cities/towns that have varying rules. Charleston county is very popular for short term rentals. Some towns like Folly Beach have put a moratorium on new STR license issuances (however if you purchase a property that already has a license, then you are Grandfathered-in) Other towns, have an annual lottery's in place to issue new STR licenses while yet other towns/cities are still issuing them to property owners that apply for the license.   248. @deanlewis8083 First, Thank You for your service! I am sorry to hear about your situation. Regarding the taxes, S.C. does not tax military retirement income (pensions). Once you reach 65 yrs you can get even more tax relief from the state like a homestead exemption and over 65yo you can get an additional $15,000 deduction from your taxable income. Summerville is a great area, but typically the further you go inland (west) it tends to not get as hot and humid. Of the towns I mentioned in this video Laurens and Union are the furthest west. It is a way of life here, we know when these events are going to happen, and we have plans of actions to deal with them. Regarding Charleston proper, the city currently has more than 30 flood relief projects on going across the city. Major strides have recently been made to combat the flooding in some of the most prone areas. It will take some time, but Charleston is finally being pro-active.

South Carolina’s transportation infrastructure is funded with federal dollars and state revenues generated from motor fuel user fees and vehicle-related fees. The primary source of state revenue is the motor fuel user fee (gasoline and diesel). On July 1, 2017, the motor fuel user fee of 16 cents increased to 18 cents. The fee has continued to increase each year by 2 cents until it reaches 28 cents per gallon in 2022. All funds from this 12 cent increase go to the Infrastructure Maintenance Trust Fund (IMTF). My guess is that will extend this tax well into the future

My family was also tied to the marine industry for generations. I started in my teens and finally left altogether in the mid 1980's. I went shore-side after a ship I was on blew up at sea, I then went to work for Stevedoring Co's and ship owners.

They are typically from the eastern parts of Canada as it's an easier/short drive or flight. Most vacationing will come in January and stay until March. They rent for the 90-day minimum to avoid the short-term rental tax

  1013. I have lived there and played on all of the lakes. I still hold the record on Murray for the most linear feet of lakefront property sold and the Only private island to be sold. These destinations are towns around the lakes, and the prices mentioned are not lakefront. I never represented they were. They are also median prices, not averages.

  1127. Yes, the Lowcountry is called that for a reason. The good news is over the last 2 decades, the local municipalities have created new building regulations. Flood prone areas now require homes to meet new codes so events like Debby have minimal to no impact on residential building (i.e. elevated homes). They have also been retrofitting the infrastructure to protect the environment and residents. But still 20" of rain is nothing to ignore.

  1151. Rich, with the exception of Bluffton all others are inland towns, so there could be some flooding during a major event and there is always localized flooding. But if ypu are looking to stay flood prone areas, cross Bluffton off your list
