  1. Just stayed in Frisco for a few days (from Texas) - totally get what you’re saying. Red cliff and several other small towns were my kind of place but I’m sure they’ll be transformed over the next decade as well

  3. I lived in Arkansas for several years - the only part worth seeing is the northwest, the rest is total crap. I guess the good thing is it’s a generally poor state so property values are still low
