  1. Market psychology hasnt changed yet but its on the tipping point. RIght now smart sellers are pricing their homes so they sell fast. While those who dont understand are still pricing it high. Then when those who price their homes lower set the new comp rate for that neighborhood will destroy "values". Its always fun to watch.

  2. I have a feeling that you will start seeing a lot of jingle mail in the near future. It doesnt matter if you have a 2.5% loan if you are underwater 300 to 400k on a house. And all it takes is one home that has to sell cheap to crush a whole neighborhood comp wise.
