  1. when rates drop that means liquidity and the ability for institutions to lend dries up. You couldnt get a loan to save your life in 2010-2011. People who think this time is different, they make me laugh. I like that you stated that they have cut prices 18% in nominal terms, its even more in real terms. Most people dont get that.
