You dont understand percentages like most Americans. If a house goes from $100k to $200k thats a 100% price increase. and 50% price cut puts that house back at $100k. if you have a $100k home a 300% price increase would be $400k (not to far off the average price of a home in the US now). A 50% price reduction would bring the price back down to $200k, Thats a $1400 monthly note. The median Millennial household income is around $71k. That puts the debt to income ratio at 23%. I dont blame you, its our schools really. But I hate to tell you, over the next decade housing is going to drop more than 50%. At least 20 million homes over then next decade will come on the market from people over 65 alone (total homes owned by those over 65 are actually 44 million). Thats an average of 2 million a year. More than enough by itself to handle demand.

@nellosnook4454 I am familiar with the area, my niece lives there. In that area I think the underlying issue is really cost. Can someone continue to live there? If they cant, they have to move. If thats to a care facility until the end of their days or they move in with a child or grandchild. Its not going to be pretty, watching ponzi schemes collapse never is.

@pablovaldes6022 Most people who try to manage a rental stop within a few years. Its to much work with to low a rate of return, today that rate is around 4.5%. You can get bonds that pay higher than that. And you just cant keep raising rental rates. There is a limit. And once that limit is reached it crashes the economy. When you spend all your money on housing, that money isnt going to other sectors of the economy. But hey, I could be wrong. I dont think I am though.

You probably want to wait for the next administration, Medicare and Medicaid arent long for this world without serious reforms. Biden has zero political capital to get anything done on that front though.

This has been known since the 1980s. But the truth is worse than you state. Actual homes owned by people over 65, primary homes, secondary homes and rentals, is actually around 44 million as of 2020. You are already seeing huge amounts of home sales with zero occupants. No furniture, no staging, just kids wanting to get rid of their parents home for the highest dollar amount they can. Many will hold out because realtors will tell them they can get more, but the ones who cut their price first will sell. The rest will be holding a declining asset. What many still fail to understand is that prior to the boomers housing was at best a stable asset but more normally it was a deflationary asset. As the boomers pass into history, housing will return to that norm. Regarding he immigration question, from where will they come? Only 12 nations have positive population growth. Most of central America is doing fine economically with flat population growth rates. The only people who are going to come here are Haitians fleeing their nation and Africans who can manage to get anywhere in the Americas. Keep up the good content.

There is one catch there, many boomers cant do that. You see, when you get old you want to make sure you are within 30 minutes from a hospital. Now if that rural area is near a hospital you are good to go. But there are a lot of places that just dont have medical access. For someone over 65, thats an issue, for those with a chronic condition its just not an option.

@morelkeslassy3500 You know what, I came off as an ass. So I am sorry, that wasnt my intent. Inflation will cause housing to drop, it always does. People dont have extra money to spend on housing so prices deflate. Add to this rising interest rates, to combat inflation, which pushes monthly payments higher if a house wants to sell it has to drop its price to meet that price point. And finally you have the boomers, who as they entered into the work force, crashed worker pay, because there were so many of them, and inflated demand for housing so prices increased, will cause massive deflationary pressure as they leave this realm. The only real question is will those houses be able to cater to modern needs and are those homes located in areas people want to live in today. This speaks nothing about Millennial family creation which is in the toilet. It just never materialized.
