  1. I do think to many people are throwing the word "crash" around way to much. I mean what even is a crash? I often hear people saying a 50% drop. I think most markets will be lucky if they see a 10 to 15% correction. Money is to cheap and inflation is to high. Maybe if the Fed increases rates, but they wont do that for at least another year yet. You also hear people saying a crash is coming because a house is on the market for two weeks when before it was on two days. No thats called normal. People need to take a step back and breath.

  2. The flippers are more of a symptom and not the cause. They almost always pop up as the market is hottest. And there are many now.

  3. Why would they have to dump their property? When you say "they" are you meaning home owners, land lords, flippers, or REITs?
