Do you take demographics into consideration? Right now we are at a high point for demand. The boomer generation was the last to have a positive demographic trend. Since 1972 we have been well below replacement rates. And while immigration helped kept demand up that is starting to ebb. As the boomers continue to "leave the market" Gen Z will have to make up for that demand, and they cant, not even by half. Your numbers are conservative at best, but probably realistic for the next few years. This was a good video.
