Austin is leading the way because that is where most California transplants head in Texas. Now that Californian home prices are dropping all that is going to be diminished to near zero. You will even see some people move back to California because they find the new area does not "fit them" and their sensibilities. You will see that in other metro areas that California's fled too, like Dallas, Denver and Nashville.

@jamisonmunn9215 This is just a replay of the migration from the East Coast to California that occurred in the late 60s early 70s. The problem is that California spoils you as far as weather. And modern people are so, I dont even know what the proper word would be, that they cant handle the difference.
