  1. Real estate is priced on the margins. Going up all it takes is one idiot to pay 100k over asking price to make a whole neighborhood soar in value. But that also works the same way. I guy needs to sell his house because he is moving for work, getting a divorce or a myriad of other reasons and in a slow market he will have to lower the cost below the "estimated" value to get a buyer. And then every property suffers that same comparative decline in value.
