  1. We have had historically low interest rates bubble prices higher than they ever have been. Now we have the highest inflation in US history and an incoming recession of epic proportions and demographic shift away from a growing population. Housing will never, outside a few urban places, be a growth asset ever again. Not until people start having babies, them you will have to wait a quarter of a century for that growth demand to kick in.
