What you dont know is how leveraged he is. He could be like yea I own 300 houses but just has them all mortgaged. And when there is a rug pull he falls on his face. If he actually owns all of them, not just having a positive cash flow, he could be in a very good situation.

Boomers own 44% of all homes. The youngest boomers are 58. They are starting to die. As this accelerates thats a lot of housing that is going to come on the market or be taken up and reducing demand by their younger relatives. We might have a 20% crash, but housing will never recover. The US hasnt had a positive birth rate since 1972. Even with immigration in the next few years we could very well see an actual decline in total numbers of people in the US.
