  1. The disparity between new homes and resale can be explained by the supposed demand. The truth is we have declining demand. The Millennials are past their high point in family creation per their cohort. Add to that Boomers who own 44% of all housing are starting to die. As they die those homes either get sold or passed down reducing demand further. I dont think the actual real demand is anywhere near as high as the numbers reflect. And going foward its only going to get worse. The zoomers are smaller than even Gen X and they will not even be able to replace boomer demand by half. This will lead to a real estate glut. This is going to be a long generational decline.
