You do understand that those companies can purchase those homes if they have positive cap rates. And the thing is, why would you buy real estate with a cap rate of 4% with potential negative downside when you can buy treasuries that will give you 5.5%. These companies that were buying up homes have stopped. They no longer have capital and many like Blackstone and Blackrock are actively preventing people from withdrawing funds from their investments. This will cause these REITs to sell their assets. And considering how poorly they take care of them they are going to take massive losses on them.
