There is one factor you left out. Square footage. There has been massive amounts of bloat in what the average American deems as a first home. My first home in the 1990s was a 750 sq ft house. Today I see people wanting a 2000 sq ft house as a started. Some people complain that their arent enough starter homes. But I would argue people dont want them. Even my third home when I had two kids was only 1200 sq ft. Your graph is good though for a general analysis though. But I think there is to many differences between the late 70s and 80s compared to today to make a very accurate one with the limited data you used. Either way I appreciate the content.

@norwegianblue2017 Many markets in California are unique. They are hemmed in by the geography, especially if you are talking about the bay area and coastal areas. In most places the land where you build the house is worth next to nothing and the improvements are the value. In California the opposite is true.
