  2. Out of curiosity, I checked what $3,500/month will get you locally (North Florida). 4 BR, 3 Bath, with 20×24 out building with kitchenette and bathroom, 8 stall barn. On 144 acres with two lakes and a creek. I guess you could have everyone live in the garage, and just let the horses crap wherever they wanted, and scatter hypodermics around if you got homesick for SF.
