@Lesverts Yep, think Eaton Center in Toronto or Pacific Centre in Vancouver. Downtown location with a lot of local traffic because they are in a regularly travelled area. At least for the GTA, there are plenty of malls located in the suburbs that are also doing very well. Yorkdale Mall is a chore to get to even with a transit connection and is most easily accessible by car, but still its always busy all the time.

The reason some malls don't want teens/young adults at their malls hanging out is because certain demographics of them cause violence and crime so they got fed up and implemented rules to try and protect shoppers as well as the stores from the troublemaking groups of people. For some malls that already might've been struggling, having violent young people causing trouble to shoppers and stores was probably the final nail in the coffin when people stayed away and went elsewhere to do their shopping.
