@simonrangeley Farming in the UK is not a hugely profitable business and many struggle so the value of land for this purpose is very low. The higher value of land comes from its use as a tax shelter against inheritance tax. This is nothing to do with farming but everything to do with tax avoidance by the wealthy. If the wealthy sold up and took their money elsewhere then agriculture land prices would drop to their more normal low state and inheritance tax issues for farmers would be removed as an issue. In fact, tenant farmers might then be able to buy the land that they use.
