  1. A downturn in the real estate market is not instant look at 2008 the real estate market here in Seattle took 4 years to reach the bottom in 2012 so that is a total of 4 years. In some cities the bottom lasted a few years as well, I bought my house in 2014 from foreclosure and it was only a bit up form the bottom so that is 6 years after 2008 and it was still depressed. I think the issue is that when people see prices going down, depending on the city, it takes time to rise back up.
