If you have a real estate portfolio of $4.8 million earning 5% in free cash flow after taxes & expenses you can live in many areas of the world without any need to work, and an ability to invest a significant percentage of the cash flow into a diversified portfolio of stocks, bonds, commodities, and a cash cushion that will continue to grow your wealth. You can probably get to that size of a real estate portfolio with as little as $900k in cash invested into the rental assets, at least in the US. If you buy in the past right areas, the downside risk on that portfolio will be rather limited. Despite what people believe there are plenty of markets in the US that are depressed on the purchase side yet which have strong rental markets.
