  10. I'm 41yrs old I bought my first home in 2009 during a crash period not because I was timing the market but because I got married and we bought together. We paid 242k for our 4bed 3 bath 3ksqft home in Parker CO we sold that home after out growing it with kids and stuff in 2019 for 940k. We put about 120k into the home in updates. We purchased a home in a more rual area of CO with multiple acres for 550k at 2.85% interest rate. Our friends qutioned why we didn't spend more and the reason we didn't is because in 2019 we felt a bubble was coming... lots of realtors and real estate experts were telling us no way it's going to be good for.many years. Im glad we listened to our instinct and not "real estate pros". Thank u for your content I believe you are helping lots of people from making bad decisions.   12. A few ways to fix the housing market 1. Stop foreign foreign investors, Very few countries in the world allow non-citizens to purchase real estate this is what America's supposed to do. 2. Stop letting hedge funds and other large investment companies from buying the housing market, It's one thing if it's apartment buildings it's another if it's a one or two family home they shouldn't be allowed to buy One family a two family homes.

  24. Hey Travis I just bought a townhome in Jacksonville FL. I had too. My rent was going up in my next lease. I got a brand new DR Horton townhome in a really nice neighborhood really good schools close to everything. They paid all closing cost. Paid 1 year of HOA was able to negotiate the price and got a 4.7 interest rate. I’ll be paying almost $200 less then I’m paying for rent now. Thank you for your videos I LOVE MY NEW HOME.

I'm pretty ill or I'd have already been there, but I'm an ear to listen and offer what I can. People calling you a grifter when you are recovering bodies, especially when help isn't there (FEMA, gov't) & those threatening or trying to bring you down is unacceptable. You all are doing God's work and doing that with far left difficulty or time, you are a hero in my book! It's just horrifying that this is going on, our gov't is fighting the accusations and many who hit you with threats or negativity, well, what goes around comes around.   34. As an local appraiser in Houston this video hits home. Ad Valorem values are hard to trust because of the method used for analysis. I could never use their method for an appraisal on a mortgage or refinance product. The flip side is, when times are good, homeowners and real estate agents magically want to use high county appraisals because it serves their interests. This actually perpetuates the whole system of bad values and fraud. The way to get out of this mess is to expunge unlicensed “appraisers” from county positions, they are not subject to sanction or ethics rules. Homeowners should vote and protest to have county entities staffed by career professionals who have practiced appraisal services for years. Third remove the real estate agents off those boards. They aren’t necessarily bad for the system, but they practice price, not value. These are two distinct trains of thought.

  40. If those communities don't get built in a timely manner your neighborhood turns into a dust bowl and it becomes a daily chore just trying to keep dust down. My house was surrounded by construction on three sides (Fourth side is a river) for two years. It was miserable. I had to move out to Dad's GF condo for a few months b/c I couldn't handle the constant noise, dust, and everything. Miserable. Avoid at all costs

  41. Zillow has definitely not gotten the memo. Their infamous Zestimate is either holding steady or even climbing in Miami metro area. Its ridiculous. We all know that many Realtors factor this Zestimate into their listing prices and Sellers use it as a point of reference as well. This company has been a main contributor to the mess in the housing market.

I did my homework on the property and found out that the seller was selling the property for 3 times of what they bought it for in 2017. My Real Estate agent thought that I had cold feet but I listen to my gut. My Realitor even wanted me to put in a competitive offer over the asking price! Smh. Thank you so much! Great content Travis! This guy Travis works so hard, it is unreal! No wonder content creators are always asking you to hit the like button…it is the least you can do! I am not expert by any means, I’m just a normal guy trying to find some guidance in all of this ridiculousness. I hope my words were able to truly reach at least one person today. The reality of this life, that we all share, is that no one knows what is going to happen. The market could drop 10-50%, or it could go up by 10-50%. No one knows. I’m thinking long and hard before I make a decision about anything in life..I am asking myself “What is the end result here and is it worth it?” Just put in the WORK (Do not be complacent), watch all incoming data and if you are truly serious about purchasing a home, make the best decision that fits YOUR LIFE! Do not get down on yourself because you are at a different part in the path of life. This negative mentality is very easy to get sucked into and this something I struggled with greatly up until very recently.
