  1. Simplified my life. Got divorced, payed off all my debts, don't buy anything with credit, never go out to eat, cut my hours at work because I could now afford it, and live a much happier life. I remember having that house, a wife with all her wants, three vehicles, motorcycles, vacations, and having to work myself crippled. Sure don't miss it.

  11. Commission - for either buyers or sellers agents - should be a flat fee. NOT A PERCENTAGE of the selling price. Houses went from 300K to 600K - ok, but why should a seller’s agent now make twice as much money on the sale? The amount of work they do is not a linear function of the price of the house, period.

It's no surpirse a whole generation is giving up. Living organisms are about incentives. If you incentivize something, ie: make the juice worth the squeeze, people will naturally do it.

  19. I'm not a genius, and I'm not trying to brag...When 2020 hit I knew there were going to be severe long lasting effects. I spent 3 years paying off my house and my business. I am completely debt free. I know people that are struggling now. They cannot afford their home, cannot sell their home, and can not afford to buy a new one if it sold. But hey, I watch MSNBC, so I know that the economy is booming right now!

  23. In the era of the great recession, I lost my good paying job and went into serious cc debt of 54k. If ppl today are anywhere near where I was, adjusting for inflation, I just don't know what they are going to do. Everything about debt is negative: emotionally, spiritually, financially. Man, I feel their pain.

  26. The crazy thing is that most of these people signing up for $400,000 mortgages are also getting signed up for $45,000 crossover SUVs. Making under 6 figures. And the cost of their property insurance, vehicle insurance, utilities and groceries are up 40% simultaneously. I lived through 2007-2009 as a young adult paying close attention to why people were suffering so much, and it wasn't CLOSE to as bad as it is right now. I remember seeing the average 3/2 home price in 2006-2007 and thinking "how can someone only making $45k-$50k afford a $160,000-$200,000 house and still save money and afford a decent lifestyle?" Now it's people making $65,000 getting a $340,000 house and a $37,000 vehicle. It really is so much worse than 2008.

  47. I worked for some crooked "real estate investors" as their in house property manager. These guys would buy up condo units from judicial sales auctions. They would purposely target lower income areas. In one particular building they bought up enough condos to essentially take over the HOA and list themselves as board president. They would follow none of the bylaws and pay none of the monthly assessments. The building was falling apart and they had zero reserves to take care of the issues. I would take calls from the upset tenants with mushrooms growing out of the walls. DO NOT BUY INTO A CONDO BUILDING THAT HAS UNITS OWNED BY LLC's. I felt so bad for the working class folks who bought into that association as their first property. Had they known what was going on they would have never made that purchase. I will never buy a condo.
