  1. I put a down payment on my home...now have over 100k+ of equity....used a HELOC...to buy a rental.... it's cash flowing....refinanced and paid the HELOC off....now I have my renewed credit line :-) Back out there for the next round!

  3. M1 Finance would Beat Fidelity, you could start a M1 Roth buy VOO, VTI with a .03% expense and set weekly investments of $10+ and avg in weekly. Later choose to invest in single stocks and it would still be free.

  4. Dave is good for those who have no self control and vision, (Rainy Day Fund in Savings), (pay in cash), (set budgets), (don't use credit cards). No, No, No, No I don't ever pay in cash cause it's hard to track where money is going and see (if you watch your credit card bill and see subway 20 times a month you know your losing $100 right there. Budgets, I don't trap myself in a box with a budget - just know where your spending money and ask if you need or just want it - what are the benefits of the item etc. This doesn't work for those who are money savvy, I love my 2.5% cash back card (I have to shell out a few k per month, I like to make $75 cash back on money I need to spend anyways).

I took his Financial Peace class in the military and it was pretty good... (pay in cash), (set budgets), (don't use credit cards). No No No No lol, I track my Income/Expenses.   11. Ugh.. Yeah so I had inspection done on my duplex... hey guess what I learned? If they are not attached units, It's 2X the price + I have P&D reports done... so woot woot 1k right there. But I did find out there was mold/some issues - I was able to get the seller to repair items + 3k credit = win for me :-) USAA gives me a free inspection report after I get it insured, so that's win... I have my 3/1 getting rehabbed now and will get a free inspection after to see the difference :-)

  12. College is spewed on the young. Do you know what I wanted to be when I was 18? I have no idea lol... that's the same thought many have at that age, they waste money going to college only to change their mind 2 years in. I joined the military at 18, I can have free college right now if I wanted to go to school, I could get my tuition/books paid and a stipend + my work also pays/reimburses for college so I could go 100% free + get paid. I don't really care to waste my time with classes as a degree is 60% filler classes and 40% related to what you want to do. I became a Help Desk Tech -> Sys Admin -> Now a Systems Engineer working Security/Networking and it's super easy to achieve with getting a few certs S+/N+/CCNA/CCNP (Cost Less Then 5K) and can make 98k+ even in some lower cost of living places. While I don't want to work for a W-2, I use it to achieve my other goal of financial freedom by buying paying assets (Dividend Stocks / Real Estate) even private lending is nice often get a 10% ROI and people pay back 6-1yr.

  23. Hey Graham just finished your video, appreciate the transparency. It's very inspiring, I'll have to show the wife ( lol ). I know YouTube can be crazy and compounding effect it has on channel growth, income is interesting to watch. I just wrapped up my first year on YouTube back in June, and since then have been steady been increasing month after month - but I can tell I need to improve the content vs. install carpet when I need to be installing some VCT. My 2019 goal is to work on improving my YouTube channel content and hopefully roll all those earnings into 2-4 more doors/properties in 2019 and continue to improve both on set and off. I work as an Systems Engineer by day, and by night I do YouTube all while also trying to build/manage my own RE business I started this year, I have my properties FINALLY listed and taking applications now so Jan 2019+ I should start to see those get filled and work on jumping on more projects which I want to share on my channel.   28. Roth IRA > Roth 401(k) > IRA > 401(k). 401(k) is the last option I would choose, I have a 5% Match at my company so I put 5% away into my Roth 401(k) each paycheck. I plan on borrowing from my Roth 401(k) in the future and buying a rental (Eventually), but for now It's still building up. I have my wife and I's Roth IRA we started in 2017, and use a high interest savings account making 1.6% (not amazing) - but this is just emergency fund. I have to much in paper bonds right now, plan to cash them here soon and buy my first buy/flip/rental. I did a walk through of a few fix and flips and I really like the change and affect of taking something ugly putting some worth into it and turning a profit. Helps the economy, helps local jobs, helps other people and myself :-)

  32. Start with local credit unions - they often don't sell their loans + offer special offers if it's local etc. You can then head to Chase / etc and they usually match it + give $500 incentives with them etc.

  36. Great Video! I bought a home in 2021, locked in a CHEAP loan of 2.25% basically free money by today’s rates lol. But in that time current homes next door same style are being bought up 60k from where I bought, so no regrets on my side and I’m 36 (older millennial) 😂.

  39. I just closed on Tuesday on a 4/2 Duplex, it was listed on Zillow, Trulia, & Realtor as a 2 beds 1 bath 1/2 the sq ft. Both have their own meters, and at one point the zillow had 0 bedrooms... so searches didn't find it. Even had seller do some repairs and give credit at closing.

  44. I bought some of my calls cheap and sold calls at near current prices further out to get higher premium now. Basically getting lots of cash up front and will use it to rebuy as it pulls back, which I believe it will- but “not selling” it’s just buffering my loss to dca. As much as I would love to SELL everything and wait to buy, you end up psyching yourself out and never rebuying or “missing” the opportunity/bottom. So selling calls just makes sense lol

  47. #131 - I walk away to make a call and a new video drops lol - I'm doing a refi right now and learning that buying down the loan to a lower interest rate is not worth it, your lender fee's increase, the total interest paid only differs a little and because the higher lender fee's you get less cash to borrower - so it's best to aim for an ok rate, with the best cash to borrower ratio. I'm going with a 5.625% vs. a 5% rate because I'll get ~$3600 more cash in my hand at the time of close and only loss ~$170 cash flow over a period of a year.
