My #1 Card Is The USAA Limitless Credit Card (2.5% Unlimited Cashback + Tons Of Perks) + Have 20k Available Credit ( I Never Cap It LoL). It's unavailable now for new members so it's nice that I can spend my normal. We make about $600-$900 per year in cash back with our regular purchases. I've been trying to see if I can load my business credit card with normal business expenses (Rehab Costs, Insurance, Utilities) and pay them off monthly to build business credit. I have my first rental listed now with W/S/T included in rent price, do you include anything in your rent of have your renters pay it all?

  15. I won't be getting one either... I have my lovely 2.5% cash back card on all purchases. AAPL should of came out with a flat 2%+ Cashback card - most people carry over credit anyways - you want people to use their cards - sure offer benefits but very little actually come out ahead I think it was some 76% don't actually pay off their cc month to month.

  22. Hey Graham - Do you use an LLC? or do you use a X Mil Umbrella Policy. or do you get a personal mortgage loan on a home and Quitclaim deed into your LLC ? I started with an LLC and will own them there - I might disolve my LLC and switch to a Umbrella with 1 mil till 5 properties, then bump to 2 mil till 10 and so on.... Umbrella Policy is like $12 per month for 1 mil. LLC Fee's in Cali... $800 per Year + Taxes + Etc

I’m 50/50 I don’t mind doing the occasional thing and of course I spend most my daylight hours with the family etc, but after hours I’m normally grinding some project at night while my friends are playing wow, lol, or fortnite lol. They all want me to play, but I can’t really give up my night for fun, that’s what my day is set aside for.

  30. Oh BTW, I use Marcus 2.25% APY High Yield Savings & 2.35% APY No Penalty CD. I stash my cash in their 2.35% No Penalty CD, closed my 2.15% one and rolled it into the new 2.35% one recently without any issues. *Just to let you know*. (300*12)/.02 :-) Pretty good down payment there, looking to roll that into 2 or so more properties in a downturn?

A good book to start/listen on YouTube is Rich Dad Poor Dad - It's not a "How To", but just an eye opener that there is more to life then grinding a w-2 job to $$$/

  47. Visa charges the company per transaction, there is no added fee on the card owners end. I go and buy a $10 item in cash or on my card - I pay $10 regardless whether it's in cash or on credit.

  50. Do what I did at 18... Join the Military ;-). Constant Paycheck every month, Easy Initial Promotion (E1-E4) 2 years "Extra $500 a Paycheck", very little to no bills (Internet/Cell), Free College Stipend While Active or GI Billl after "If You Choose Too", Leadership skills that can benefit you as an entrepreneur in the civilian life. I'd advise picking a progression that has a career afterwards you can easily transition to. Technical/Financial/Etc.
