Seems like the new construction is trying to stall on price drops. I was told by one of the sales consultants they don't want to drop prices because the people that bought at the high will be upset. That sounds like an oh well to me. Great information as usual Travis.

I got a loan estimate yesterday on a new build and the payment amount was ridiculous for Houston Tx. I refuse to pay the price as I know it has to do with the interest rate. But there are many that are buying down the rates and giving towards closing cost. I just know that I will get what I want at the price I want so I'm waiting patiently. Don't give up, don't give out and don't give in until its something you love and are comfortable knowing you can make the payment.

New builds are trying to do everything they can to win you over in Houston. Everything but cut the price. I see it happening at the end of the year as people are not buying like they were the last 2 years. Patience is a virtue. Hold on everyone that is in the Houston area we will win!!

I think it hurt us. Only someone that got a house they love at a low interest rate would say they think it helped. But for those that got house for the over asking price without any inspections are in for a rude awakening. I know we will be happier in 2023 when we get the house we love and hopefully no more bidding wars

I believe they also see the flow of foot traffic they were getting in 2021, coming to a slow halt. I have received several emails with the buyer incentives from Lennar.. But of course they want you to go with their lender and also they have a 7/6 ARM incentive that I know is crazy and folks should not go for it. It's only a matter of time before things start going the buyers way. I'm truly waiting because I want a new build. I had a deal with Lennar in Oct 2021 but decided not to buy. Our time is coming and believe we will WIN!!!

Hey Travis. So many games being played with new and existing homes. Due diligence is what folks need to take. Put our trust in no man. Trust the Lord with all your heart and lean not to your own understanding.

I think if you are well positioned hold until Q1 of 2023. Do not time the bottom, but make sure you are not over extending yourself either.

Yes sir the interest rate hike is definitely needed. Of course I am waiting and I don't want to pay for a house that's not worth it. No matter if I like/love the house or not. I will wait to make sure I get what I want and not get wool pulled over my eyes because of not being patient. I feel like what God has for me is for me. I was outbid several times last year. But I also believe everything happens for a reason and I refuse to be ignorant in the process. Let the rug pulling begin.

I am so proud of you for sticking in there and continuing thejirney of giving us the goods. Totally enjoyed all the videos. Now we need to see Houston different areas like Missouri City, Sienna, Fresno, and Rosharon. Still holding and looking at these local markets. Prices dropped but needs to drop more. Patience is something right now.
